Frequently Asked Questions
What are your fees for the initial discussion?

Your initial discussion with us is completely free of charge. We’re happy to explore your options and answer your questions at our expense, with no obligation or upfront fees. This gives you the opportunity to understand what’s possible before making any commitment.

How long does the mortgage application process take?

From decision in principle to completion, the process usually takes 8–12 weeks. Timescales can vary depending on your personal circumstances and legal processes.

How much will the repayments be?

Repayments depend on the loan amount, interest rate, and term. Our advisers can calculate this for you or you can use an online mortgage repayment calculator for an estimate. We’ll work with you to ensure repayments fit your budget.

How much deposit will I need?

Most mortgages require a minimum of 5% deposit, thanks to the Mortgage Guarantee Scheme, but putting down 10%-20% can unlock better rates and terms.

How much can I borrow?

This varies based on your income, outgoings, credit history, and deposit size. Typically, you may be able to borrow up to 4.5–5 times your annual income. We’ll help assess your personal circumstances and offer tailored guidance.

How much will the repayments be?

Repayments depend on the loan size, term, interest rate, and product type. We’ll help you understand exactly what your monthly costs will be before you commit, and you can use our recommended mortgage repayment calculator to get an early estimate.

How much will it cost?

Your total costs include the deposit, lender fees, valuation, legal fees, and broker fees. We provide a personalised breakdown so there are no surprises—helping you plan with confidence.

I’m in my 50s, can I still get a mortgage?

Absolutely—many lenders offer mortgages to people in their 50s and even 60s, though term lengths may be shorter. Income and retirement plans will be considered, and specialist options are available.

Can I get a mortgage if I have bad credit?

Yes—it’s possible, although you may need a larger deposit and you might face higher rates. We work with specialist lenders to help clients with less-than-perfect credit history.

I’m a foreign national, can I get a mortgage?

Foreign nationals can get a UK mortgage, though requirements are stricter. Lenders will look closely at your visa status, income, deposit size, and may prefer if you have some UK credit history. We can guide you step-by-step.

Can you recommend a solicitor?

Yes—we work with our partners at Lifetime Solicitors. You’re also welcome to choose your own; we’ll coordinate with them throughout your purchase.

What are the different types of surveys?

Common surveys include: Mortgage Valuation (basic), Homebuyer Report (more detail), and Building Survey (most comprehensive). The right option depends on property age, condition, and your plans.

What do you think interest rates are going to do?

Interest rates are influenced by wider economic factors and can change over time. Our advisers can’t predict the future but will explain current trends and help you decide what’s best for your situation.

Is a 2 year fixed better than a 5 year fixed?

It depends on your priorities. A 2-year fixed offers flexibility if you expect to move or rates may drop; a 5-year fixed locks in your payments for longer, offering stability if you prefer to know your repayments won’t change. We’ll help you review the pros and cons for your needs.

How can my family help me buy my first property?

Family can support you in several ways: gifting a deposit, acting as a guarantor, or using a family mortgage. We’ll talk you through the options that suit your family circumstances.

How does shared ownership work?

Shared ownership lets you buy a share of a property (usually 25–75%) and pay rent on the rest. You can increase your share over time—a great way to get on the property ladder with a smaller deposit.

Can you provide me with an Agreement In Principle?

Yes—we can provide you with an Agreement In Principle, giving you a clear idea of what you could borrow and strengthening your position when making an offer on a property.
