Applying for a mortgage continues to be a major source of anxiety for property buyers across the UK. According to recent research conducted by TLF Research on behalf of Boon Brokers, nearly nine in ten (88%) recent borrowers experienced stress during their latest mortgage application.
Even more striking, 45% of respondents described the process as “very” or “extremely” stressful.
The Biggest Sources of Mortgage Anxiety
The top drivers of mortgage stress identified in the report include:
- Waiting for Lender Approval (29%): Ranked as the single most stressful phase of the application.
- Finding the Best Deal (28%): Close behind approval waits, secure pricing and product selection caused significant anxiety.
- Surveys & Valuations (23%): Unexpected property findings or down-valuations created substantial friction.
- Proving Income (21%): Meeting strict lender criteria and paperwork demands proved challenging for many.
- Unexpected Document Requests (17%): Last-minute requests for additional evidence added further delays and worry.
A Generational Divide
The research revealed a stark age gap when it comes to application stress. Younger applicants – who are overwhelmingly first-time buyers – felt the strain most acutely.
This is understandable. Buying a first home involves learning unfamiliar terminology, understanding legal processes and making major financial decisions, often all at the same time.
Without previous experience, it’s natural to have questions about affordability, timelines and what happens next.
Looking Ahead
One of the key findings from the research was that stress rarely comes from one single stage of the process.
Instead, many borrowers experience smaller worries throughout their mortgage journey, from choosing a product and gathering paperwork to waiting for approval and completing the purchase.

Industry experts point to clearer preparation and realistic timelines as crucial steps toward easing the burden on buyers.
